The 240-acre preliminary plat will be reviewed by County Engineer Monte Meiers for final approval.
The public hearing, called to order at 9:30 a.m., followed a July 10 meeting, in which the zoning was changed from agricultural to commercial and residential. The lot belongs to CSC General Contractors of North Dakota, a Georgia-based company.
Bryan Campbell, CSC construction manager, provided the board with a covenants draft, pictures of the company's building in Georgia, and copies of the preliminary plat.
The board raised concern over who would enforce the covenants and whether the subdivision would have a community park. It was agreed the county would not be responsible for enforcing the covenants and that a park will not be built. However, CSC will pay a park dedication fee of about $2,700. The next meeting is schedule for Sept. 2, but the county is open to have special meetings before the set date if need be.
